When the family owners of successful Thai restaurant chain purchased a farm in Byron Bay, they turned to semi-local and holiday home designer ‘Genine Noakes’ to transform their very average brick build into an Idyllic getaway.
Situated on a working 105 produce farm the family wanted to create a warm and textured holiday house reflecting their Thai culture for both for their own use as well as for rental gain.
Built-in 1990 the original 4 bedrooms, 2 bathroom house sat on an amazing natural landscape with views back to Byron Bay Lighthouse, yet was void of any personality or texture.
To achieve the brief Genine Noakes created new openings to bring the outside in, updated and enlarged the kitchen to create a connection to the living areas and made slight changes to the footprint to improve flow. The large laundry was transformed into a bunk room to enable the family to accommodate more guests. She added a media hub and even found a nook in the large hallway to add another bathroom, thus transforming the accomodation into a 5 bed- room, 3 bathroom house.
The result is a beautiful modern rustic homestead in a natural landscape with an improved floorplan which allows the house to relate better to the environment along with the occupants of the house.
Now when the family are in Byron tending to their BioDynamic Farm they have a place to call home with a sociable kitchen and dining area enabling them to entertain some of Australia’s top chefs and food writers who come to visit on a regular basis.

Working in all facets of Interior Design, Genine has a passion for taking something dull and old and increasing it’s profit capability, whether it be a holiday rental, a home or an investment upgrade. With strengths in spacial planning, functional forms and project management Genine can successfully transform any dwelling into a beautiful space.
‘My goal is to bring a natural uncomplicated beauty to all spaces without forgetting the comfort of the potential guests or the financial gain the property will achieve after a transformation. The needs of a holiday house is different to the house you live in – you want your guests to feel cocooned by a welcoming warmth’.
Being based in both Sydney and Byron Bay Genine has managed to expand her design business to also cater to the residential market of Sydney for clientelle who wish to live in comfortable, warm spaces and feel relaxed when they come home.
